Frequently, due to the inability to travel in person to Boston to view apartments, a person may have no choice but to rent an apartment without seeing it until the move-in day. This is commonly called a “Sight Unseen Rental.”

Our agents will provide as much information as possible about each available listing, include photos, videos, floor plans, addresses, maps, etc., in order to ensure you will be able to make the most well-informed decision. We will ask you a series of specific questions to best assess your needs and priorities so we can limit the inventory to what best suits you.

Some owners do not allow Sight Unseen Rentals of rental because of the level of risk involved due to the potential for a person to back out of a deal at move-in. We will be clear about which apartments would not allow this scenario, but the majority of owners allow this. We highly recommend having a trusted friend of family member view apartments for you should you not have the time to visit Boston. This will lower the level of risk. If this is not possible, we will make sure we speak with you many times to ensure the apartment you are not able to see in person is the best fit for you. It is in your best interest to have a team of highly experienced agents on your side. We will listen to you carefully and ask all of the right questions to narrow down the apartments for you. Factors such as pets, views, building amenities, outdoor space, etc. vary widely from apartment to apartment and neighborhood to neighborhood.

We cannot take an apartment off of the market until we receive a rental application and one month deposit via mail or wire transfer. Once we receive the deposit, we will process all paperwork, check credit history and landlord/employment references, and email leases for you to sign and send back. We will also assist with everything necessary to ensure a smooth transition, including assisting with mail forwarding, setting up utilities, resident parking, providing lists of moving companies, suggestions for insurance companies for renter’s insurance, helping to reserve elevators and arrange the move in larger high-rise buildings, etc.
